Designing and building a home is a new experience for most of our clients. The process is involved and can be intimidating if you are not prepared for the journey. Two common questions that arise are:
- What are the steps for designing and building a new home?
- Who is in charge of handling each part of the project?
- How do we make all the pieces work together harmoniously?
To adequately answer these questions we have developed a step-by-step guide to help our future

select the right team
The act of creating a home out of an idea and seeing it transform stage by stage into an incredible work of art is one of the most satisfying experiences in your life. Done well it should feel like a beautifully choreographed dance between home owner, designer and all the talented contractors on the team through every stage.
The home designers role: is to act as the visionary between the home owners dream, bring that to life on paper and then to interface with the builder to ensure that their teams bring that vision to life.
Many designers wipe their hands after design work is finished and leave the final project to the builder. Jeff’s philosophy is unique in that he takes a hands on approach to ensuring his builders have open communication and regular on-site check in’s to ensure that the project is actually being built to vision.
This requires each contractor to be carefully selected and vetted for quality and excellent communication skills to ensure that the process and team works together as it is designed. Open Road’s Design established process to help you identify and select high quality contractors is crucial to the success of every project.
Phase 1: Discovery
Discovery is an exhilarating information-gathering stage. This stage has the highest amount of time spent with the client 1:1. Through site evaluations, targeted questions, detailed interviews and active listening, Jeff will draft the initial site parameters, budgets, goals, and design direction for your project. The intent of this phase is to learn as much about you, your unique needs and how you want to feel living in your new home.
custom build vs large remodel
Comparing purchasing a home and remodeling it to fit your needs or building from scratch can feel daunting. Jeff specializes in helping you make the right choice for your needs and his discovery process is built around helping you evaluate multiple homes or properties as needed to start with the right canvas.
Depending on the age of the homes, the benefits from the improvements to new techniques and innovations in building materials have dramatically improved todays top quality custom homes. But there are many factors that go into making the right decision including property details, natural light corridors, zoning limitations, and many more. Due to the number of variables Jeff does a thorough on-site analysis at the start of every project, while this can be done virtually he prefers to travel to you for site evaluation of all projects.
